Resident Manager
Essential Function: To ensure the cleanliness and safety of the affordable housing situated at 738 Merrimack Street in Lowell.
Reports To: Director of Maintenance
Duties and Responsibilities:
- Performs regular cleaning for common areas. Standard duties include vacuuming, dusting, and cleaning of common hallways, doors, entries, and stairs.
- Resident manager is on call 24 hours a day and will respond to complaints/repairs within 48 hours. Emergencies and snow accumulation must be responded to immediately. RM must be present overnight 75% of the time.
- Responsible for ordering and receiving building maintenance and janitorial supplies.
- Responsible for coordinating site access for vendors and inspectors when available.
- Responsible for grounds maintenance including picking up litter, mowing, weeding, and snow removal.
- Completes work orders, and routes them to centralized Property Management staff.
- Responsible for orienting new residents.
- Acts as a liaison between Management Agent and Service Provider.
- Responsible for acting as a liaison to Lowell Police Department as needed. Reports any illegal activity, disturbing behavior, or suspicious parties.
- Does nightly walkthroughs of halls and common areas to insure safety (makes sure doors are not propped open, all guests are with tenants and properly escorted, responds to noise complaints and calls police when appropriate).
- Other duties as assigned.
Qualifications: At least one year related experience either in housing management, maintenance, or human services. Must have proven communication and organizational skills. Must be physically able to shovel, use a snow blower, weed, and perform cleaning duties. Income cannot exceed the current low income limits set by HUD. Currently, income cannot exceed $44,950.00 for a household of one person.
Compensation: RENT FREE 1-bedroom apartment, with heat, hot water and electricity included.
Schedule: Flexible schedule, average 10 to 15 hours per week.
